SKYSONG FUTURE CONSTRUCTION SCHEDULE

The following is a provisional schedule for SkySong on-site infrastructure improvements and construction:

- On-site infrastructure improvements (water, sewer, drainage, streets, utilities, landscaping, etc.) are scheduled for initial/substantial completion in September 2007. This date excludes certain areas in which some of the landscaping, street furniture, pedestrian lights and finish paving materials are to be held back until the SkySong Tensile Fabric structure is installed. Full completion of the final finish materials for the project are scheduled for April 2008, after the SkySong Tensile Fabric structure is erected.

- The shell of the First Building (approximately 157,000 square feet of research offices and 1st floor retail) is scheduled for completion by August 1, 2007. Tenant occupancy is anticipated to begin in late October and continue through December 2007 and into early 2008.

- The construction schedule of the Second Building (approximately 157,000 square feet of research offices and 1st floor retail) is as follows:

Foundation construction to begin late July 2007

Steel erection to begin late September 2007

Shell completion - May 2008

Tenant occupancy - Summer 2008

- The Third Building consists of two elements, a parking garage and a 325 unit apartment complex. Garage construction is slotted to begin Fall 2007 (to be completed in Spring/Summer 2008). The apartments are scheduled to begin in 2008 and be completed by 2009

- Plans for the Fourth Building (tentatively planned to be +/-150,000 square feet of research offices and 1st floor retail) are expected to be submitted to the city's Design Review Board (DRB) in late 2007. Construction is tentatively anticipated for 2008-2009.
